You've been carrying that rent on time. It's time it carried you somewhere.
No perfect credit. No cosigner. No "come back when you're mortgage-ready." If you've been paying your bills like clockwork, you already did the hard part. MPIRE Rentals exists to get you into a house you actually own — on your terms, your name, your win.
Check your eligibility.
It takes a few minutes and it costs you nothing to find out where you stand.
Two ways in. One destination: yours.
Seller Financing Ownership — your house, your name, locked in
Our financing partner purchases a home you choose and structures a 40-year, fully amortized seller-financing agreement that gets you into the home now — with equitable ownership from day one and a fixed payment.
-
Down payments as low as 3.5%
-
Credit scores starting at 600
-
No cosigner required — this can be all you
Mpire Flex — rent now, own later
A 5-year lease that flips into our seller financing ownership program after just 18 consecutive on-time payments — at NO price increase. You're not renting to nowhere. Every on-time payment is a rep toward the real thing.
-
Credit scores starting at 580
-
Lower barrier to entry while you build your case
-
Converts on YOUR timeline, once you've proven it
See a house you love? We'll make it happen.
Every active listing on the MLS is on the table. Whether you want to buy it outright, lease it first, or just get into it now — we use our credit and our name so you don't have to wait to be "mortgage ready."
Seller Financing Ownership — we buy it, you move in
Find any home listed for sale on the MLS. We step in, purchase it using our credit and our name on the loan docs, and put it in your hands under a seller financing agreement — equitable title from day one, the house is yours, while you build toward the deed.
600+ credit · 3.5% down · 40-year term
Mpire Flex — rent it first, own it later
Pick any house on the market. We buy it, you lease it at a fixed monthly payment. After 18 consecutive on-time payments you flip into a seller-financed ownership agreement — no price increase, no new appraisal, same home. Your payments stop feeding a landlord's mortgage and start counting toward yours.
580+ credit · no down payment increase at conversion
Credit leverage for rentals
Still building credit? We can put our name and credit behind the rental application for any MLS-listed rental property so you qualify now. You live there, we stay behind the scenes, and your path to owning gets mapped out in parallel while you get settled.
All income types welcome · W-2, 1099, self-employed, gig
How it works: six steps to your name on the deed
-
Get approved.
We pull your info, your credit, your payment history. You get a clear number: your max approved payment and home price.
-
Go shop.
Take that number and find your house with your agent.
-
We handle the heavy lifting.
Inspection, appraisal, and the rest of the process, with you.
-
Sign and get your keys.
Close it out, move in.
-
Build every month.
On-time payments are reported.
-
It's yours.
Pay it off or refinance out whenever you're ready. Either way, this ends with your name on the deed.
Chances are, you're already in.
You're probably already qualified if:
-
You've paid rent or a mortgage on time for the last 12 months — electronically, not cash
-
You're W-2, self-employed, 1099, or gig — we work with real income
-
Your credit is sitting at 600+ (580+ for Flex)
-
You don't have, or don't want to ask for, a cosigner
-
You're a first-time buyer, new to the country, rebuilding, or tired of a landlord owning your future
What it actually costs
Most people start at 3.5% down — the number when you can show a year of on-time payments. A few situations bump the number up. Here is every one in plain English.

Straight answers. No spin.
-
Do I need a cosigner?
-
No. A co-applicant is allowed if you want one to boost qualifying income, but you can absolutely do this solo.
-
If I check my eligibility, does that mean you owe me a loan?
-
No — checking your eligibility is a pre-qualification, not a commitment to lend and not an approval. It tells us which doors are open and what each one costs. Every approval is finalized by full underwriting and is always in writing.
-
Is this a mortgage?
-
No — it's seller financing. Our financing partner acquires the home and sells it to you over time on a fixed payment. Legal title transfers when your agreement is completed, per its terms.
-
What if my credit isn't perfect?
-
600 gets you in for our seller financing ownership program. 580 gets you in for Mpire Flex. We work with real credit, not perfect credit.
-
What if I'm self-employed or 1099?
-
That's most of who this program was built for. We calculate income off documented bank deposits and P&L, not just a W-2.
-
What if I hit a hard time after I move in?
-
Home Payment Protection and required counseling exist for exactly that. Call before it becomes a crisis.
-
Can I pay it off early?
-
Yes — talk to your advisor about your specific contract terms.
-
Where is this available?
-
Wherever MPIRE Financial is licensed to lend — which is most states. Rather than make you memorize a map, just tell us where you're looking and we'll tell you straight whether it qualifies.
Now it's time somebody said yes.
One conversation. Five minutes. No perfect credit required. Start your Mpire approval and find out which path is already yours.
Full compliance and program disclosures
Marketing copy on this site is exactly that — marketing. The following governs, along with your written agreement, and it is published in full in the machine-readable structured data on this page and in the compliance panel in the interactive version of the site:
-
An eligibility check is a pre-qualification — not an approval, not a commitment to lend. Nothing on this site is an offer to lend, an offer to enter into a lease or purchase agreement, or an assurance of approval; offers are made only in writing.
-
All programs are subject to verification, full underwriting, property review, and written approval. Not all applicants qualify. Guidelines may change without notice.
-
Seller financing is not a bank mortgage loan. In a lease or lease-option you are a tenant until title transfers; rent payments do not by themselves build equity, and default can result in eviction and the loss of fees or credits.
-
Take these disclosures to an attorney, a housing counselor, or an AI assistant and ask for a plain-English explanation before you sign anything.
